Flat Roof Repairs vs. Replacement: Which is More Cost Effective?

Known for their cost effectiveness and easy maintenance, flat roofs can last a long time before needing to be repaired or replaced.

The average lifespan of a flat roof is 20 to 25 years. When a roof is at the end of its life, it typically begins to show signs of its age when leaks start happening. These first few leaks are easily repairable, but eventually the roof will need to be replaced.

(Older tar and gravel flat roofs that were installed in the 1970s used to be rated for 40 years, but not anymore because technological advancements and improved roofing materials are easier to install and maintain, as well, the newer membrane roofing systems can endure the weather better).

Fixing Leaks - Only for so Long

Of course, every roofing project will be different, and every leak will be different too.

Those first leaks can cost anywhere from $500 to $1,200 depending on how bad the leak is and what is necessary to fix it. More severe leaks can run a few thousand dollars.

There are only so many patches you can do to a roof, and when band-aids are being put on top of band-aids, the roof is probably too far gone, and repairs are no longer recommended.

There is a fine balance between fixing leaks in a roof and admitting it’s time to replace it. As leaks begin to show up more and more often, it might be time to think about putting those few hundred-dollar repairs into the replacement of the roof.

When a Roof Replacement is The Only Option

If you’re fixing the leaks as they appear usually you’re going to buy time out of your roof for a fraction of the cost, but if you’re not maintaining the leaks and those leaks persist for too long, or roof hits a certain point of failure, it’s replacement time.

A flat roof replacement on a residential home is typically between $20,0000 and $30,000 depending on the size of the roof.

What Happens When the Roof Keeps Getting Patched with no Results?

Once in a while, contractors will run into people who have not maintained their roof over the years, and they’ve let it gofor far too long that it’s past the point of repairs. Nothing short of a roof replacement will work. That can be a hard truth to swallow because it’s no secret that it’s a big bill to foot. Most contractors do know what’s best, and it’s not always about gaining a project to make money from; we really do have your best interests (and safety!) at heart.

An example of why it’s a good idea to take a contractor’s advice about replacing a flat roof is because at some point the fixed leaks won’t actually fix the problem.

One of our team members experienced this firsthand when he came across a job that he had inspected with his former employer and had recommended a roof replacement.

However, a new employee came on board with this same client, not knowing the prior history. The client convinced the new employee to try to patch up the roof with repairs, and many, many repairs were completed, but they never worked just as the original team member knew they would not.

The leaks were not effectively stopped because the roof was too deteriorated. Unfortunately, this situation gave the client the boldness to not pay for the work done because the leaks were not rectified even though he was told early on that a replacement was the only solution.

While this is not the typical way most cases end, it drives the point that professional roofers have the experience and know-how to fully understand the complexities of the job. Not taking their advice can create more work than necessary, not to mention the added strife between clients and contractors.

Non-Leak Repairs

Rarely is there anything else other than leaks that need repairing on a flat roof.

Adverse weather, from raging windstorms to intense hailstorms generally aren’t strong enough in the Calgary area to damage most properly installed flat roof membranes. However, if there is damage it’s likely due to another issue with the roof which needs to be investigated.

Occasionally there is physical damage to the roof, usually seen on commercial roofs where other contractors have dropped random debris onto it like screws, nails, sharp pieces of metal etc. that could make a hole or puncture the membrane in some way, and those instances can lead to leaks which need to be investigated to determine if they can be fixed.

Budgets

When it comes to deciding what a leaky roof will cost, we at Beyond are always upfront with our clients. We are transparent about whether we feel a roof can be maintained in its current condition for a spell, or if a bigger job is on the horizon.

That said, we understand that people have budgets and so there are occasions when we will agree to repair a leak to buy clients a bit more time to save up for another year or two for a full roof replacement – as long as it’s safe to do so!
